Centralize data, streamline Business Plans: Naima BACHIRI, Asset Management Analyst, and Romain VANDEN WILDENBERG, Site Management Controller, at Nhood, explain to us how SONEKA optimized their work at Nhood.
What process did you use SONEKA for?
Naima BACHIRI: I used SONEKA as part of the business plans and to calculate the TRIs of each asset projected over 15 years.
Romain Vanden Wildenberg : We used SONEKA in the 5-year plan process that we have to return to the corporate every year.
The particularity this year, we wanted to match the 5-year plan that must be returned to the corporate and the 15-year BP that the assets must reproduce.
And in previous years we tried to work together but at times the data were worked on their own.
This year, we really worked on the same basis.
And it was a great added value and SONEKA allowed us to successfully carry out this mission.
So Nhood dreamed it, SONEKA did it.
How did using SONEKA change your work?
Naima: SONEKA allowed me to gain in productivity and efficiency since before I had to search for financial data in several tools and Sharepoint, and sometimes even went to ask certain jobs.
SONEKA allowed him to centralize all financial elements on a single tool. For example, we can find the status of vacancies, the monitoring of the rental condition, the monitoring of cash flow, or even the valuation of our assets.
In general, what do you think of SONEKA?
Naima: SONEKA can only be beneficial and provide several solutions since it is a multifunctional tool that will allow the harmonization of processes and therefore allow us to all work in the same way.
It will bring simplification in research, and also in financial analysis with the possibility of doing several benchmarks, rigor with reporting automation, but also an automation of the calculation of several financial models, such as TRIs, DCFs among others and then allow us to extract several reports with a view by portfolio but also detailed by property.
Roman: So, SONEKA is a powerful tool, at Nhood we have not yet fully mastered it, but the fact that we can enter data and have an instant vision is a great added value for us.
In terms of management control, we can also get out of a lot of exports such as CAPEX, OPEX and Cashflows.
It helps us to feed our reports and also to send the data back to the corporate.
And SONEKA also allows us to forget a bit of Excel.
I think it's a great added value for business.
What improvements do you expect from SONEKA, both regarding the solution and its use by Nhood?
Naima: It is first of all identifying the reference persons by profession necessary for the progress of the project.
Also, centralize all the anomalies observed to then make them a training or an update of the operating procedure.
And I would also say having more time to test certain subjects that seem important to me, such as market profiles, exit price calculation rules.
Roman: So at Nhood, it's special because SONEKA was deployed quite quickly.
So the tool is not necessarily finished, for example the calculation of Nhood fees, for example, the implementation of load ceilings was not integrated.
So I think the first improvement is to really be able to see all the data in SONEKA.
Afterwards, the SONEKA team allowed us to find solutions to this lack.
So thanks again to them.
And then we expect SONEKA to not only treat the BP at 15 years and the 5-year plan, but also the two estimates that we must develop during the year.
After that I was thinking more about management control. 0I think we need to improve our skills in outputting reports, because as I told you earlier, I think that SONEKA is not used 100% and I think that it could save us a lot of time at times.
